Sublet vs. lease takeover

Sublet: someone takes your room for a few months and you come back.
Lease takeover: someone takes over the rest of your lease and you're out for good. Also called a lease transfer, lease assignment or lease swap.

How a lease takeover works

  1. Ask your landlord whether they allow lease transfers and what they require.
  2. List your place with the end date, rent and any move-in incentive.
  3. Find a qualified person who fits your roommates.
  4. The landlord approves them and the lease is transferred to their name.

Why it beats breaking your lease

Breaking a lease can mean paying months of rent or a large fee. A takeover usually costs far less, and some people offer a small incentive like a month of rent or free furniture to get it done fast.

Questions, answered

Can I transfer my lease to someone else?

Many landlords allow it with approval. The new tenant usually applies like any renter. Ask your landlord what their process is.

Is a lease takeover the same as a sublet?

No. In a sublet you stay on the lease and come back. In a takeover the lease moves to the new person.

Who looks for lease takeovers?

People who want a shorter commitment than 12 months, students transferring in, new grads and people relocating for work.
